Position: Virtual Assistant – Real Estate Research Specialist Location: Remote Commitment: Part-Time/Flexible Hours (Possibility of Full-Time) Compensation: Based on Experience (Negotiable) Job Overview: We are seeking a highly organized and resourceful Virtual Assistant to conduct in-depth research on vacant lots suitable for multifamily development (duplexes, triplexes, and fourplexes) in Montgomery, Birmingham, and Huntsville, Alabama. The ideal candidate will be responsible for compiling a list of vacant lots over 10,000 sqft under $100,000 and off-market lots that meet the same criteria. Additionally, the VA will assist in sourcing owner contact information for off-market properties and organizing data based on zoning regulations that allow for duplexes or fourplexes. This position requires strong research, data organization, and communication skills, with experience in real estate preferred. Responsibilities: 1. Research & Compile a List of Available Lots for Sale: Search MLS, LoopNet, LandWatch, Zillow, Crexi, and local tax assessor websites for vacant lots that are: 10,000+ sqft Under $100,000 Zoned for multifamily development (duplex, triplex, or fourplex) Organize the data by zip codes within Montgomery, Birmingham, and Huntsville. Verify zoning details through city planning departments, GIS mapping tools, and county websites. Create a detailed spreadsheet with the following information: Address Lot size (sqft) Asking price Zoning classification Parcel ID Listing source Seller contact information (if available) 2. Identify Off-Market Lots That Meet the Same Criteria: Use county property records, GIS mapping, and tax assessor data to locate vacant lots that are: 10,000+ sqft Zoned for multifamily development Not currently listed for sale Cross-reference lots with delinquent tax lists, probate records, and absentee owner databases to find potential motivated sellers. Create a spreadsheet with key details: Address Owner’s name Mailing address (if different) Lot size Zoning classification Parcel ID 3. Obtain Contact Information for Off-Market Owners: Use skip-tracing tools (BatchSkipTracing, PropStream, TruePeopleSearch, or Whitepages Premium) to find: Property owner’s phone number Email address Identify LLC-owned properties and research business records, Secretary of State databases, and corporate filings for ownership details. Reach out to owners via phone, email, or direct mail to gauge interest in selling. 4. Organize and Present Findings: Provide weekly reports summarizing: New available lots Potential off-market deals Owner contact status Format data into a Google Sheet or Excel document categorized by city and zip code. Track outreach efforts and responses from property owners. Qualifications & Skills: Experience in real estate research, property sourcing, or data analysis. Strong proficiency in Google Sheets, Excel, and online research tools. Familiarity with MLS platforms, tax assessor sites, and skip-tracing services. Ability to analyze zoning maps and county land use policies. Excellent organizational and communication skills. Real estate or land acquisition experience is a plus.
